Three things to look for tonight

Fog or haze between the panes

That's a failed insulated-glass seal. The argon is gone and the window is now doing roughly the job of a single pane. It cannot be repaired — only the sash or the unit gets replaced.

A cold band at your ankles in January

Air is moving through the frame or the weatherstripping, not the glass. Caulk buys you a season. It doesn't fix a warped or racked sash.

Sashes that won't stay up, or that stick shut

Broken balances on a double-hung. On a 20-year-old builder window the balance hardware is usually discontinued, which is what turns a repair into a replacement.


What you should get in writing

The NFRC label numbers

U-factor and Solar Heat Gain Coefficient for the exact glass package quoted. In our climate the SHGC matters as much as the U-factor.

These are different jobs at different prices. A quote that doesn't say which one it is isn't a quote.

Who warranties the labor, and for how long

Glass warranties come from the manufacturer. Installation warranties come from whoever holds the ladder.
